Project Introduction
The Balmoral Estate by Kasturi Housing is conveniently located and provides for spacious residential houses in Baner, Pune West. The Balmoral Estate by Kasturi Housing offers properties per sq. ft. from 10000-13500 that is one of the most affordable yet promising residential project in Baner, Pune West.
This project was more inclined towards energy saving and convenient stay of residents by avoiding any kind of water or electric shortage.
Client requirement
Energy management and consumption calculation was the main requirement of the customer.
Requirement was to monitor and control all the plumbing and electrical systems located in the facility from a single platform. They also required a high-tech system where commanding the systems, history logs and alarm notifications can be made available from any PC in their network.
Visit Details
This requirement was understood by our BMS specialized engineers at Techbean by visiting the site for thorough designing of the system. The design was prepared by considering the major factors of energy saving, energy management and calculation. Most optimized and economic solution was constructed for the customer.
Product Details
L&T Atmos controllers for BMS.BMS system installed in Balmoral is L&T Atmos.
These are multitasking controllers spread over the facility and are robust solution for BMS.
Following are the salient features of L&T BMS:
- Monitoring of all systems like plumbing, electrical, energy meters, UPS, solar panel, lifts, HVAC, fire, HT/LT panel, etc can be done efficiently and continuously from BMS workstation.
- Control of pumping systems, HVAC, fans, speed control of VFDs, etc. can be performed from any PC available in the LAN network of the facility.
- History/trends and logs are saved on the workstation in graphical and tabular formats.
- Alarm notifications and display can be observed from workstation of BMS and these notifications are also received via email to the customer.
- Time scheduling can be adjusted and assigned to any required system.
- Time schedule can be overridden from workstation if required.
- Different safety interlocks and customized logic as per requirement of customer can be implemented through BMS for different systems.
- Run hour calculation and reset of devices is done for maintenance purpose.
- Attractive, customized and live graphical display of BMS.
- Meters, UPS, fire panel, etc are also integrated to BSM through MODBUS.

Handover process
In Handover process of BMS, the whole system one by one was demonstrated for monitoring or control respectively. All agreed features on BMS for each respective system was tested in the presence of site in charge.
Subsequently the engineering and services team were trained for all features of BMS.
This training session was basically a practical hands-on session of BMS with maximum interaction from client side.
Handover document was submitted to the customer, it includes the detailed logic description of all systems, system architecture and layout, SLD, operation & maintenance manual, supplier & service centre details and Escalation list of service team.
